Station Hill Masterplan Open for Consultation
Entec is advising Hopkins Homes on the planning and design of a key site next to the rail station in Bury St. Edmunds for a new substantial mixed used development. This proposal would contribute to a vibrant new “Station Quarter” in a major gateway location for the town. Hopkins Homes is keen to consult with the local community ahead of submitting its masterplan for adoption to St Edmunsdbury Borough Council in spring 2010.
The Station Hill area, a former rail sidings, is allocated for redevelopment in the St Edmundsbury Borough Local Plan 2016 and the council has approved a concept statement for the site which informs the content of the proposed masterplan, developed in collaboration by Entec and architects Chaplin Farrant.
The redevelopment proposals illustrated in the masterplan incorporate residential development, small scale retail close to the station, Burlinghams Mill converted to a hotel and new areas of public open space and children’s play areas across the site, creating a vibrant new community and restoring the station as a major town facility.
This predominantly residential proposal would be made up of several distinct neighbourhoods or character areas. Approximately 300 homes with a mixture of town houses, apartments, terraces and detached/semi-detached homes are indicated on the masterplan.

Award as Best Medium House Builder for 2009. Entec is currently working with Hopkins Homes on a number of schemes across the East of England.
Comments are being requested as part of the consultation process by encouraging people to visit www.stationhill.co.uk and completing the online form. The pre-application consultation on the Masterplan closes on Monday 15th February 2010.
