Entec Advises on Riverside Renaissance

Entec, as part of a wider external consultant team led by Turner & Townsend Project Management, is currently testing the feasibility of an exciting new masterplan for South Shields riverside. South Tyneside Council and One NorthEast in a joint partnership are driving forward ambitious plans for a riverside renaissance which will create thousands of jobs and attract millions of pounds worth of investment to the area. Entec is also advising the client on pre-application, feasibility, strategic planning and environmental issues. The wider team is considering the impact of a range of technical, economic and market demand factors.

Once the masterplan is finalised and agreed Entec will co-ordinate the preparation and submission of the outline planning application, including preparation of an environmental impact assessment, for the riverside scheme. The masterplan sets out a vision for the redevelopment of South Shields riverside and features high quality housing, commercial premises and open space in a fantastic waterfront setting with emphasis on sustainability and utilisation of the existing fabric of the riverside area. This is the result of months of consultation with local people, councillors, businesses and potential developers.

The proposal will create five neighbourhood areas, together providing approximately 1,300 new homes and the generation of over 3,000 new jobs. The plans also include the redevelopment of the former Circatex factory site and the southern end of Frederick Street to establish a new zero carbon neighbourhood providing family housing.

A superb new waterfront park – “New Shore” – will give everybody access to the riverside, providing a variety of public spaces with cafes, restaurants and even a nature reserve. It will also have the flexibility to accommodate a rich mix of entrepreneurial ideas, from ice cream kiosks and houseboat building to artist studios and marine technology. The idea of constructing New Shore using recycled materials and engineered fill from other major projects in the region is currently being considered and if possible, will make New Shore the country’s first 100% recycled park.

We have a long standing relationship with South Tyneside Council having previously assisted them in preparing the sustainability appraisal for the emerging local development framework, within which this proposal was identified as one of the borough’s key strategic areas of regeneration. So it is particularly interesting for us to remain involved, testing the masterplan, advising on planning strategy and seeking to secure outline planning consent for the scheme, as the proposal is taken forward to the next stage as a flagship development opportunity.”
